The property is 30 minutes south of Austin–Bergstrom International Airport. The property is high-fenced, with an LCRA 345 kV electric transmission line crossing the tract, and an 8-inch natural gas pipeline located along a corner of the property. Additional infrastructure includes a 72-inch City of San Antonio water line originating from Lee County and a 24-inch GBRA water line from Gonzales. Utility infrastructure in the immediate area is also expected to expand. LCRA recently acquired approximately 100 acres along the property's western boundary for a future peaker plant. Combined with the existing Timmerman Peaker Plant, these facilities further strengthen the power infrastructure surrounding the property.
